We developed ReadyHouse to meet the challenge of finding well-designed homes that fit on narrow infill or subdivision lots. Our collection provides a contemporary take on the historical homes found in many mountain towns. These designs balance modern aesthetics with simple construction and highly livable floor plans.
For builders, ReadyHouse provides a turnkey way to move quickly into construction (we even include a custom site plan and permit submittal). For lot owners, ReadyHouse is a way to get a well-designed house without paying an architecture firm (like us) for a custom design.

Our ReadyHouse collection includes houses in a wide range of sizes and configurations, from 675 to 2100 square feet (and one duplex with 1700sf on each side). Most of the designs accommodate an office or office area for remote work, something we believe every modern home should have. And while these plans are intended to be used as-is, any of them can be customized for an additional fee.
Pricing:
$7000 for the base package + engineering fees*
The 1700x2 duplex plan is $8000, with slightly higher engineering fees than single-family models.
Single Barrel 1 & 2 and the Garage + 660 plans are available for $6000.
Pre-construction consulting is available at $200/hour, with a $1000 minimum.
*Structural engineering fee is not included but will be required. Fees vary.
Base package fee includes one hour of consultation. Additional consultation and/or minor plan changes are billed at $200/hour.
The fine print
Our plans conform to the 2021 International Residential Code (IRC). All plans ordered for Colorado include a professional architectural stamp.
Plan sets do not include:
Mechanical, Electrical, and Plumbing drawings: These components are typically coordinated by the General Contractor through a design-build process.
Structural foundation and framing plans, Lateral Design, and Beam Calculations (these are available for an additional fee).
Floor and Roof Truss Engineering: Local truss suppliers will provide engineering for any of their products; this is usually included in the cost of the materials.
Site Plans: Most jurisdictions will require a site plan as part of the zoning permit. Site plans are included for Salida, Colorado properties. We can provide site plans for other locations for an additional fee, based on survey information provided by the customer.
Local Zoning Review and Code Compliance: While our drawing sets are designed to meet the most current residential building code, zoning codes are specific to the location of the home being permitted. Zoning codes include items such as building setbacks, maximum height, lot coverage allowance, etc. We can provide this review and sheet of compliance for an additional fee.
Geotechnical Soils Report and Survey Information: Depending on where the home is being built, the local building department may require a soils report and/or survey information. These are likely to be required in areas prone to flooding, or in environmentally sensitive areas. Consult with your local building department to determine specific local requirements.
Energy Efficiency Calculations: Some jurisdictions require Energy Efficiency Calculations at the time of permit submittal. Consult with your local building department to determine specific local requirements.
Single-use license
The purchase of a ReadyHouse plan constitutes a one-time use license for that plan. You cannot build multiple houses from the same plans without purchasing additional licenses.
Sales are final
All sales on house plans and customization/modifications are final. No refunds or exchanges can be given once your order has started the fulfillment process.
